Construction Guide

Understanding the
Construction Process

Every successful project runs on clear communication between the owner, architect, and contractor. These four tools keep everyone aligned, protect the schedule, and ensure the finished work matches the design intent.

01

Drawings

The visual roadmap of the project — plans, elevations, sections, and details prepared by the architect or engineer.

  • Define exact dimensions, layouts, and how systems fit together
  • Serve as the legal basis for what's being built and priced
  • Any change to the drawings can trigger a change order, so revisions are tracked carefully
02

Specifications (“Specs”)

The written companion to the drawings — spelling out materials, products, finishes, and installation standards.

  • Answer the “what” and “how” that drawings can't show (brand, grade, tolerances, code compliance)
  • Ensure quality and consistency across every trade on site
  • Referenced constantly during bidding, procurement, and inspections
03

Submittals

Documents, samples, or shop drawings the contractor provides for the architect's review before material is ordered or installed.

  • Confirm the proposed product or fabrication matches the design intent
  • Catch conflicts or errors before they're built into the project — far cheaper than fixing after installation
  • Create a paper trail of approvals that protects both owner and contractor
04

RFIs (Requests for Information)

A formal question from the contractor to the architect/engineer when drawings or specs are unclear, conflicting, or incomplete.

  • Resolve ambiguity without guesswork or delay
  • Provide a documented record of decisions made during construction
  • Often the first step before a change order, if the answer affects cost or schedule
The takeaway

Drawings and specs tell the story of the project. Submittals confirm the right materials are being used. RFIs make sure nothing gets built on an assumption. Together, they help keep a project on schedule, on budget, and built right the first time.
